Step 1 — Subscriber Identifies A Concern
A door is not closing right. The flooring is lifting. Paint is peeling. There is a crack in the drywall. The subscriber requests an Observation Visit via app or email.
Step 2 — Technician Visits and Observes
Technician visits during standard business hours and visually observes the specific area of concern. Photographs taken of all visible conditions.
Step 3 — Written Report Delivered Within 24 Hours
Written photo report sent via app and email within 24 hours of the visit. Report will state what was visibly present and identify one of two outcomes.
Step 4 — Subscriber Decides What Happens Next
No pressure. No obligation. The report is yours. You decide if, when, and how to proceed.

Credit Cost Per Visit
Each Home Property Watch visit costs 60 credits — deducted from your account at the time of each scheduled visit.
Scheduling Frequency
Home Property Watch visits may be scheduled every 2 weeks or monthly — your choice. Frequency is set at the time of scheduling and may be adjusted with 36 hours notice.
Visit Duration
Each Home Property Watch visit is not to exceed 30 minutes in total. The technician will complete the visit within that window and submit a written report within 24 hours.
What Is Observed — Standard Checklist
General exterior condition · Doors and windows secure · Visible damage from weather or vandalism · Lawn condition · Mail and packages noted · HVAC and utility area visual check · Interior (if keys provided): windows and doors locked, visible wall and ceiling condition, flooring condition, HVAC filter condition, flush toilets, check sinks for visible issues.
Subscriber Custom Requests
Subscribers may specify additional items they want checked or verified during each visit — submitted in writing via email or the app prior to the scheduled visit. Custom requests must fall within the 30-minute total visit window and within the Handyman Plan scope of work. Requests that exceed the time window or fall outside scope will be noted in the report with a recommendation.
Keys & Access
Exterior only visits require no keys. Interior visits require a working key and alarm codes stored securely in the Handyman Plan LLC company account only — never labeled with subscriber name or address, never shared with any third party. All keys returned within 5 days of subscriber return.

⚡ A Note On Electrical And Plumbing
Handyman Plan LLC technicians are not licensed electricians and cannot perform any electrical work. On plumbing — we can unclog drains and handle basic fixture swaps, but cannot re-pipe a home, install water heaters, or reroute sewage lines.
What Requires A Licensed Professional
Electrical wiring, plumbing pipe work, HVAC systems, roofing, structural or load-bearing work, pool systems, pest treatment, biological growth remediation, and gas lines.

🏠 Property Policy
One Subscription Per Property
Each property requires its own subscription. One free transfer per term within service area. Subscription pauses are permitted but stop Alumni and loyalty progression. Credits remain active during a pause and never expire.
🤝 Civility Clause
We ask that Members and anyone present at the property treat our technicians with courtesy. Verbal abuse, profanity, aggressive behavior, or confrontational conduct toward a technician will not be tolerated.

Strike 1 — Warning + $125 Fee
Technician leaves immediately. $125 charged. Written warning via email AND certified mail. Subscriber has 30 days to respond in writing. Work will not resume until written agreement of civility is received. Credit balance frozen until acknowledgment received. Billing continues.

Strike 2 — Second Violation
Immediate permanent termination. $125 + $99 fees deducted. Remaining credits refunded after all fees within 7-10 business days. Permanent ban from resubscription.
Unsafe Environment
Technician may leave immediately. If crimes are committed, the situation escalates directly to Strike 2 and may be reported to the appropriate authorities.

Your subscription is billed one month at a time — you are never locked into a yearly contract. Need a break? Pause for 30, 60, or 90 days and your credits freeze in place. Ready to walk away? Your credits remain in your account forever and never expire. Civility Termination
Subscription terminated immediately upon Strike 2. $125 service fee + $99 termination fee deducted. Remaining credits refunded after all fees within 7-10 business days. Permanent ban from resubscription.

Labor Only Jobs — No Deposit Required
When no materials need to be sourced, no upfront deposit is required. Full payment is due at job completion after digital signature and walkthrough.
Jobs With Materials — 50% Deposit Required
When materials must be purchased the 50% deposit on the total written estimate is required before any materials are ordered. The remaining 50% is due at job completion.
15% Materials Fee
Materials are billed at cost plus a 15% Materials Fee. A flat $30 transportation fee applies separately when total material cost exceeds $300. Subscribers who supply their own materials are not subject to either fee.

HB 1341 & SB 1394 — 2025 Laws
Performing handyman work without a license during a declared state of emergency is a felony under Florida law. Handyman Plan LLC strictly observes this law and will suspend all services during any declared state of emergency.
Nature of Service Disclosure
This Agreement does not constitute a service warranty, home warranty, or maintenance service contract as defined under Florida Statute Chapter 634. Handyman Plan LLC provides on-demand labor services only and does not guarantee, warrant, or indemnify against product failure, structural failure, or operational failure of any consumer product or component of the Subscriber's property.
